Repairs and emergency calls
A leak repair follows the wet path through the deck, insulation and seams to the point of entry, then limits the repair to what is wet. When a roof opens up in a storm, emergency roof repair brings a crew at any hour, all week, holidays included, to cover the opening and record what was done. After wind or heavy snow, storm damage repair adds dated photographs for the claim file, and general repairs handle seams, flashings and punctures before they spread.
Replace, recover or restore
When repairs stop holding, three paths remain. Replacement strips the old system back to the deck. A recover adds a new membrane over a dry roof. A coating restoration extends a sound membrane. Wet insulation, layer count and deck condition decide which one fits, and in a city that has seen a damaging tornado path through its downtown, we also look hard at edge securement and attachment before choosing.
Occupied buildings add a constraint. Occupied building reroofing proceeds by roof section, and each section is closed before the crew leaves.
Inspection and maintenance
A roof inspection produces a written condition report with photographs. An infrared moisture survey outlines wet insulation, and a drone flight covers roofs that are slow or unsafe to walk. A maintenance program clears drains and checks flashings before the first freeze and again after the spring thaw, which is when snow load, ice dams and meltwater expose weak details.
Details that decide a roof
Many failures sit at a detail. We repair and replace drains and scuppers, edge metal and coping, skylight and penetration flashing, rooftop equipment curbs, insulation and cover board, cool roof surfaces and solar-ready layouts. Permit review comes with the scope: the Springfield Building Division enforces the Massachusetts building code, currently the 780 CMR 10th Edition, and we confirm what a given roof requires before work is priced.
Work on federal or state property follows its own rules, as in military installation roofing, and owners dealing with a loss can start with claim documentation.
Commercial Roofing Questions
What should we have ready for the first service call?
The room where water shows, when it appears and how the roof is reached. With those, the inspection can be sequenced around your building's hours.
When does a repair become a replacement?
When a survey finds wet insulation across a large part of the roof or a damaged deck. We state that in writing before any tear-off starts.
Can winter work go ahead?
Emergency work does. Planned membrane work waits for temperatures and dry surfaces the materials require, and temporary protection holds in between.
Does one crew handle both emergency and planned work?
Yes. The emergency visit is recorded, and the planned repair picks up from that record.
Send the roof area, leak pattern and access limits
Tell us which section is leaking, when the water shows and how the roof is reached through the contact page, and we will set an inspection that fits the building's schedule.
