Single-ply and multi-system makers
Carlisle and its Versico line, Holcim Elevate, Johns Manville and GAF produce commercial roofing systems across several membrane types, including single-ply sheets and, for some, asphalt-based products. Sika Sarnafil is known for welded thermoplastic membranes. We install and repair to each maker's published details and keep product data and inspection photographs in the turnover record.
Asphalt-based, liquid-applied and prefabricated
Soprema produces asphalt-based membranes and liquid-applied waterproofing and flashing products, which help at crowded penetrations and transitions. Duro-Last is associated with prefabricated PVC membrane, cut and welded to the roof's dimensions before delivery. Prefabrication changes the field work: measurements must be exact, and details are made to fit what arrives. A fabrication error is found on the roof, not in the shop, so we check dimensions against the building before an order goes in and confirm curb sizes, drain locations and parapet heights at the same visit.
Repairs on someone else's roof
A repair often lands on a roof that another contractor installed years earlier. We read the membrane, test the seams and flashings, and use compatible materials, because a patch that does not bond to the old sheet fails inside a season. Where a warranty is active, the maker's repair rules are followed and recorded as part of roof warranty management, alongside the system type already on the roof.
Selection for Springfield buildings
Snow load, ice at the drains, freeze-thaw movement and wind each favor different assemblies. Massachusetts enforces the 780 CMR 10th Edition and a base commercial energy code of IECC 2021 with state amendments, and the city's Building Division reviews plans for repairs and alterations whatever the brand, and we confirm the permit path for the scope before work is priced. On State Street and in the downtown blocks, where building types change from lot to lot, the best system is the one that suits the building's use and the owner's holding period.
Commercial Roofing Questions
How do you identify an unlabeled membrane?
By thickness, reinforcement, seam type and surface, often confirmed by a small test cut and a check against any records.
Does patching a roof void its warranty?
It can, if the repair ignores the maker's rules. We read the terms first and follow the required method and materials.
Why does compatibility matter?
Some membranes and adhesives react badly together, and an incompatible patch lifts or softens the surrounding sheet.
Can a different maker's system go over an old one?
Sometimes. The existing roof must be dry and sound, and the new system's rules for substrates and cover boards must be met.
Send the roof records or a few photographs
If you have the original specification, a warranty or a photograph of a seam, send it through the contact page, and we will identify the system on the first walk.
